Thirty-five sales closed inside John's Island in the first half of 2026 for a combined $160,750,000, an average of roughly $4.6 million, against 45 sales and $231.5 million in the first half of 2025.

The difference is supply, not demand: at midyear roughly $105 million was under contract and only 29 homes were actively listed, about 2% of the community's 1,383 residences plus 24 lots.

By property type the half broke down to 13 single-family homes, 9 condominiums, 6 golf cottages, 4 island houses, 1 North Village home, 1 tennis townhome and 1 vacant lot.
