Vero Beach is a small city on Florida's Treasure Coast: a barrier island of beaches and club communities, a downtown across the lagoon, and a comfortable distance from Orlando and Palm Beach. What it is like to live here, and what to know before you buy.

Island or mainland is the first decision.
Zip code 32963. The Atlantic on one side, the Indian River Lagoon on the other, A1A running down the middle. The private club communities are here: John's Island, Windsor, Orchid Island, The Moorings, and the beach neighborhoods around Ocean Drive such as Central Beach and Riomar. Ocean Drive itself is a village of shops, galleries and restaurants a short walk from the sand. It is the most expensive part of the county by a wide margin.
Downtown Vero Beach sits on a historic street grid west of the bridges, with Friday Fest, a Saturday farmers market, galleries and a growing restaurant scene. Established in-town neighborhoods like McAnsh Park and Royal Park carry early- and mid-century architecture under an oak canopy, while Grand Harbor and River Club at Carlton offer gated golf and marina living on the mainland side of the lagoon.
Indian River Shores, the town that contains John's Island and much of the north island, has its own public safety department and a deliberately low density. South of the city, The Moorings and South Beach lead toward Riomar's older estates. Further north, Sebastian and the Wabasso corridor trade proximity for space.
Arts, clubs and the season.
Riverside Theatre stages professional productions year-round on the barrier island. The Vero Beach Museum of Art is the largest cultural facility on the Treasure Coast and is in the middle of an expansion that will roughly double its gallery space by 2028. McKee Botanical Garden, an 18-acre historic garden on the mainland, is one of the more remarkable landscapes in Florida.
Club life organizes much of the year. John's Island alone has three golf courses, and Windsor, Orchid Island, The Moorings, Grand Harbor and Quail Valley each carry their own courses, courts and dining. The lagoon supports boating, fishing and paddling from private docks and the Vero Beach Municipal Marina; the Atlantic is a few minutes from anywhere on the island.
Cleveland Clinic Indian River Hospital anchors healthcare. Saint Edward's School is the independent K-12 on the island. Season runs November through April, when the population and the restaurant reservations both swell; summer is quieter, hotter, and the beaches are all but private.

Florida has no state income tax. Property tax is assessed at market value on purchase, so the number a long-time owner pays is not the number you will.
Flood zone, elevation, roof age and wind mitigation drive the premium on the island. Get the elevation certificate and insurance quotes before you go to contract.
Owning inside John's Island, Windsor or Orchid Island does not make you a member. Membership is a separate application to the club, and it is worth starting early.
The market moves November through April. Homes that trade quickly do so in season, and the best time to list is the six weeks before it starts.
Three airlines now fly nonstop into Vero Beach Regional Airport, and Melbourne, Palm Beach and Orlando are all within a two-hour drive. Flights and drive times.
