Barrier island communities, from John's Island to Central Beach, each with a guide and live inventory.
All communities
Eight miles of deepwater seawall, two marinas, and a canal system that puts the Intracoastal at the end of your dock. Golf and a private Atlantic beach come with it, but the water is why people buy here.
The Moorings was laid out in the late 1970s around a deepwater canal system rather than a fairway, and that decision still defines it. Roughly eight miles of seawall wind through the community along the Indian River Lagoon, so a large share of the homes here can put a boat behind the house — something almost no other gated club community on this stretch of the barrier island can offer at this scale.
The community runs ocean-to-river on the south end of Vero's barrier island, covering about 535 acres with roughly 1,150 residences organized into a set of distinct neighborhoods. Because the mix leans toward condominiums, villas and townhomes alongside the single-family and estate product, The Moorings is one of the more accessible ways into gated club living in 32963 — you are not choosing between a $5 million house and nothing.
The feel is relaxed and social rather than formal. Mature landscaping, wide canals, and a club culture built as much around the yacht club calendar as the golf calendar.
If you are buying for boating, these are the details that matter, and they vary street by street within the community.
~8 miles of seawall
A deepwater canal system connected to the Intracoastal Waterway. Many riverfront and canal-front homes carry private docks; depth, bridge clearance and turning room differ by location, which is worth checking against your boat before you fall in love with a house.
Including Spyglass Harbor
Spyglass Harbor offers 52 docking slips, with permanent moorings in the adjacent natural harbor — an option for owners whose own lot cannot take their boat.
~9 miles to Fort Pierce
The Moorings Channel reaches the Intracoastal roughly nine miles north of the Fort Pierce Inlet, which makes offshore running, lagoon fishing and day cruising genuinely practical rather than an all-day project.
37+ reciprocal clubs
The community's most active social club, with destination cruises, raft-ups, a lighted boat parade, sailing, paddleboarding, offshore and inshore fishing, and reciprocal privileges at more than 37 Florida yacht clubs.
Pete Dye's par-64 executive layout on the island, routed along the Indian River Lagoon under oak hammocks draped in Spanish moss. Short on the card and not remotely easy — water is in play across much of the front nine. It is also the rare course you can finish before lunch.
Jim Fazio's championship course on the mainland at 6005 Old Dixie Highway, with real elevation change and no homes anywhere on the property. It is consistently ranked among Florida's better courses and is the serious golf half of the membership.
Beyond the 36 holes: nine Har-Tru tennis courts with a year-round program, four pickleball courts, croquet, a fitness center and spa, a resort-style pool with poolside grille, a Kid's Zone, and a riverfront clubhouse with verandas over the water for fine and casual dining. The Club is private, member-owned, and has been advancing a facilities master plan — worth asking about, since capital projects and assessments are part of the ownership math here.
The Moorings holds its own Atlantic beach access, reserved for residents and their guests. On a barrier island where deeded private beach is the scarcest amenity of all, this is a meaningful part of what you are buying — and one of the reasons interior Moorings homes hold value better than comparable non-beach communities nearby.
The Moorings spans a wider price range than any other gated club community on the island, and the segments move independently. What you are choosing between:
Two things I always walk buyers through here. First, dockage is not uniform: two houses on the same canal can suit very different boats, and it is worth confirming controlling depth and clearance before you write an offer. Second, club membership is a separate decision from the house — see below.
The Moorings Yacht & Country Club is private and member-owned, and membership is by invitation. Importantly, it is a separate decision from buying a home: owners apply to the Club rather than joining automatically at closing, and there are different categories depending on how much of the golf, racquets, yacht club and social program you want. Current terms, dues and availability come from the Club directly at (772) 231-1004 or themooringsclub.com.
That separation is a real advantage for some buyers — you can own here, use the private beach and keep a boat without carrying a full golf membership — and a trap for others, if you assume a category will be available on your timeline. Getting the sequencing right is part of what I do on a Moorings purchase.
Comparing communities? I also cover John's Island and Windsor, along with Orchid Island, Riomar, Central Beach and Indian River Shores.
The Moorings sits off A1A on the south end of Vero Beach's barrier island, a short drive south of the Ocean Drive shopping and dining district, with the 17th Street Causeway the mainland connection a few miles north. Palm Beach International is roughly an hour south; Orlando International about two hours northwest; Melbourne Orlando International about an hour north. Vero Beach Regional Airport handles private aviation about 15 minutes away, and Cleveland Clinic Indian River Hospital is close by on the mainland.

Tracked from Realtors Association of Indian River County MLS data. Because the community holds everything from condominiums to riverfront estates, the segment figures tell you far more than the overall average does, and a single deepwater sale can move the average by a million dollars.
The first half of 2026 was a bigger-ticket market than the same period a year earlier: similar sale counts, but volume up roughly 74% and the median more than doubled, which is what happens when the riverfront and canal-front segment does most of the trading. For what is available now and what has actually traded on your street, ask me directly.
On the south end of the barrier island off A1A, running ocean-to-river between the Atlantic and the Indian River Lagoon. The club is at 100 Harbour Drive, Vero Beach, FL 32963, with the 17th Street Causeway to the mainland a few miles north.
Yes, and it is the main reason people buy here. About eight miles of seawall line a deepwater canal system connected to the Intracoastal, many homes have private docks, and there are two private marinas — Spyglass Harbor has 52 slips, with permanent moorings in the adjacent natural harbor. Depth and clearance vary by street, so match the dock to your boat before you commit.
Thirty-six holes. Pete Dye's par-64 executive course sits on the island along the lagoon; Jim Fazio's Hawk's Nest championship course is on the mainland, with elevation change and no homes on the property.
No — membership and ownership are separate. The Club is private and member-owned, membership is by invitation, and owners apply separately in the category that fits how they plan to use it. Confirm current terms with the Club at (772) 231-1004.
Yes. The community has its own Atlantic beach access for residents and their guests, which is rare for a community of this size on the island and a genuine factor in resale value.
Roughly 1,150 residences over about 535 acres, across several neighborhoods: riverfront and canal-front homes with dockage, ocean-block homes, interior single-family homes, golf cottages, villas, townhomes and condominiums. The condominium and villa supply is what makes the community's price range so wide.
