Barrier island communities, from John's Island to Central Beach, each with a guide and live inventory.
All communities
Three miles of private Atlantic beach on one side, the Indian River Lagoon on the other, and roughly 1,380 residences in between. Here is how the Club works, what the golf is like, and what it takes to buy behind the gates.
John's Island was founded in 1969 by a group of business leaders looking for a quiet winter alternative to the Midwest and Northeast. The plan was unusual for its era: build into the existing landscape rather than clear it, so the live oak canopies, dune line and lagoon frontage stayed intact. Fifty-plus years on, that restraint is still the defining feature. Homes sit on generous lots under mature trees, and the density has never been pushed.
The community stretches ocean-to-river along A1A in Indian River Shores, just north of Vero Beach. Members and residents move between three clubhouses: the Golf Clubhouse on John's Island Drive, the Beach Club on Beach Road, and the West Club across the river in Sebastian. Platinum Clubs of America places John's Island in its highest tier, alongside a short list of clubs worldwide.
The tone inside is understated rather than showy. Families come back to the same houses for generations, and much of the social calendar is built around that continuity.
Few private clubs anywhere can put Pete Dye, Jack Nicklaus and Tom Fazio on the same property. John's Island has all three on the property, with a dedicated teaching academy and a visiting-instructor series that brings in names from Golf Magazine's Top 100 Teachers.
Pete Dye
Routed through mature oaks with long views over John's Island Sound and the Indian River. The Club's longest test, and the one that most rewards a well-placed tee shot. Recently enhanced.
Pete Dye & Jack Nicklaus
British and Scottish influences, narrow oak-lined corridors, and well-bunkered greens that demand precise approaches. Penalty areas on the back nine put a premium on driving. Also recently enhanced.
Tom Fazio
About 300 acres on a natural sand ridge west of the river, with real elevation change and no homes on the property. Host of the 2015 USGA Mid-Amateur and fully renovated in January 2023.
A full-service oceanfront clubhouse on three miles of unspoiled Atlantic beachfront, with an oceanfront pool, seaside dining, beach service and a deep bench of family programming — sailing, surfing, paddleboarding, snorkeling guides and beach volleyball among them.
A comprehensive facility with treatment rooms, classes and a lap pool, open year-round.
Har-Tru clay tennis courts, an active pickleball program, indoor squash for both North American doubles and international singles, and two croquet lawns. Each has its own competitive and social calendar.
Six dining rooms ranging from formal to casual, plus visiting-chef dinners and vineyard wine tastings. Off the plate: a lecture series, bridge and mahjongg, art instruction, garden clubs, technology seminars and an extensive philanthropic program. The season runs strongest from mid-October through mid-May, and the Club stays open year-round.
The Club is member-owned, and membership is by invitation. All applications and current fee schedules are handled directly by the Club's membership office, which you can reach at (772) 231-1700 or through johnsislandclub.org.
John's Island has long been known for a multi-generational, or "vertical," membership structure that extends club privileges to a member's family without additional joining fees — one reason houses here tend to pass down rather than turn over.
Buying a home and joining the Club are two separate processes. Most buyers pursue them in parallel, and the sequencing matters: how and when you approach membership can affect a closing timeline. That is one of the practical things I help clients navigate.
"John's Island" covers several distinct products at very different price points, which is why a single average price tells you almost nothing. What you are choosing between:
The main gate is off A1A in Indian River Shores, a few minutes north of Vero Beach's Ocean Drive shopping and dining district. Orlando International is about 90 minutes northwest; Palm Beach International roughly 90 minutes south; Melbourne Orlando International closer to 45 minutes. Vero Beach Regional Airport handles private aviation about 15 minutes away.

Drawn from my John's Island Halftime Market Report, which I publish each year for owners and prospective buyers.
At midyear roughly $105 million was under contract, and just 29 homes were actively listed — about 2% of the community's 1,383 front doors plus 24 lots. Supply that tight is the single most important fact about this market: fewer closings here reflect a shortage of inventory, not a shortage of buyers.
First-half 2026 sales by property type:
3 John's Island Drive, Indian River Shores, Florida 32963 — on the barrier island just north of Vero Beach along A1A. The community runs ocean-to-river, from the Atlantic to the Indian River Lagoon.
Three 18-hole championship courses: the North by Pete Dye, the South by Pete Dye and Jack Nicklaus, and the West by Tom Fazio. The North and South are on the island; the West sits on roughly 300 acres west of the river and was fully renovated in January 2023.
Membership is by invitation, and the member-owned Club handles all inquiries and current fee schedules directly at (772) 231-1700. Buying a home and joining the Club are separate processes that most buyers pursue at the same time.
The range is wide. Thirty-five sales closed in the first half of 2026 for $160,750,000 combined — roughly $4.6 million on average. Condominiums and golf cottages generally trade between $1 million and $3 million, while oceanfront and larger single-family estates have sold above $9 million.
No. The community is gated and the Club is private. The courses, Beach Club and dining rooms are for members and their guests.
Very little. At midyear 2026, 29 homes were listed across roughly 1,380 residences — about 2% of the community. Buyers who want a specific product type, like a courtyard home or an oceanfront condominium, are usually waiting for something to come available rather than choosing among options.
